TERMS AND CONDITIONS FOR DIRECT BOOKINGS MADE AFTER SEPTEMBER 1st 2015
The person booking the apartment must be 21 years old or more. We do NOT accept bookings from single-sex groups where anyone in the group is below the age of 25. We may require proof of age on arrival.
You must make your booking by e-mail or by letter. We will explain how you can pay; To guarantee your dates, you must pay 25% of the cost, otherwise we may offer them to another person. Bookings made less than 6 weeks before arrival must be paid in full.
The remaining sum, if any, will be payable no later than 6 weeks before the start date, unless we have agreed that you may pay on arrival, otherwise we will retain the deposit and seek an alternative customer. If we cannot obtain one, then we will keep your deposit or part of it. We will always aim to be fair, and will deal with every case individually.
In exceptional circumstances (eg where the regular tariff has not been paid) we reserve the right to make a supplementary charge for services and/or utilities. Wherever possible, this will be specified before bookings are confirmed.
A refundable 100€ or 200 leva deposit will also be payable ON ARRIVAL to cover damage or exceptional expenses.

If you have to cancel your booking after paying your deposit, up to 6 weeks before your arrival date, we may offer you alternative dates, though we are not obliged to do so. If we can agree such dates, you must pay an additional small administration charge. If you do not want any alternative dates, we may refund part of your payment according to the particular circumstances. If you cancel within 6 weeks of your booked arrival date, we may be unable to refund any of your deposit.
ARRIVAL AND DEPARTURE
We generally aim to be as flexible as possible about arrival and departure times. In high season, when we often have to deal with a departure and an arrival on the same day, we need to ask our guests to leave as early as possible, and no later than 11:00, so that the apartment can be thoroughly prepared for the next guests. In these situations, our guests are requested not to arrive before 15:00. We will let every guest know individually if same-day changeovers are involved, and we appreciate their co-operation. Guests arriving will have direct phone communication with our Manager at all times. so they can check the status of the preparation if they find the requested arrival time excessively inconvenient. That way, for example, they may be able to drop off their baggage in the apartment before the preparation is fully completed, and return when everything has been made ready.
IMPORTANT NOTICE: INSURANCE
The property is insured against fire and various events, including personal injury to our guests (details on request), BUT we cannot insure against consequential losses. Therefore it is most important that you take out travel/holiday insurance which will cover you in the event of your stay being disrupted or rendered impossible. Please be aware of how your holiday might be affected by a major unforseen event, however unlikely this appears to be.
